BODO is a building company in Djursholm, just north of Stockholm, working across the region: new houses, extensions and full renovations. We normally take the whole job as a totalentreprenad — one contract, one timetable, and we answer for the electrics, plumbing and sheet metal rather than you chasing separate trades.

Our own carpenters and builders do the work. We don't leave until the slutbesiktning, the final inspection, is signed off and the remarks on it are dealt with.

We Build Houses
– Building Company in Djursholm

A house begins in the ground. We start with excavation, drainage and the foundation, raise the frame and work towards a weathertight shell before the autumn rain: roof, windows and outer walls in place. The interior then carries on through the winter. We build new houses across the Stockholm region, with our own carpenters and builders on site at every stage. As a construction company in Stockholm we plan the build around the season. What goes into the ground is done early, and you know in advance which stage comes next. We also build outside the region — eight turnkey mountain houses in Åre are finished and standing.

House Extensions and Flat Renovation in Stockholm

The hard part of an extension is where it meets the house you already have: foundation, outer wall, roof line, and a facade that has to read as if it was always there. A roof renovation is the same kind of job, done over your head while you live in the house. Living there through the work sets the order, room by room; a flat renovation is planned around the stairwell and the neighbours too. Totalentreprenad: One Main Contractor for the Whole Build

In a totalentreprenad you sign one contract with one main contractor. We hire the subcontractors and we answer for their work. A fault in the tiling or the ventilation is ours to put right. The alternative, a delad entreprenad, means you sign with each trade yourself and keep their dates from colliding on your own. That suits people who want to run the job themselves. Which way you go is worth settling before anyone prices the job.

Groundwork and Drainage in Stockholm

Drainage has a service life. When the drainage layer around an older house stops working, the basement usually tells you first. The fix is groundwork. That means excavation right down to the bottom of the foundation, close in against the wall. On a small plot the same questions come up every time: how the machine gets in, where the spoil sits until it is carted off, and what a utility check (Ledningskollen) shows before we dig.

Roof Renovation in Stockholm

Leaks rarely start in the middle of a slope. On a tiled roof they start at the sheet metal — eaves, barge flashings, gutters, and wherever a chimney or a vent comes through. Sheet metal work is its own trade, and we do it with our own staff. Two things belong in any quote you compare: scaffolding and roof safety equipment as their own line, and the time of year, because the roof stands open until the new covering is on. As a building company in Stockholm we plan a roof renovation around both.

Questions clients ask before hiring a builder

  • What does an hour of building work cost?

    The hourly rate at a construction company in Danderyd runs from 500 SEK including VAT (moms) up to 800 SEK including VAT. Where you land depends on the project, how experienced the firm and its tradespeople are, and what insurance and guarantees are included. Cheaper rates exist, but rarely from a Swedish limited company (aktiebolag, AB). An AB has F-skatt (business tax registration), insurance and someone you can hold to the contract. Low rates often carry hidden costs.

  • Running cost or fixed price, which suits my job?

    Running cost (löpande räkning, charged by the hour) suits jobs where quality comes first and a lot is happening around the work. You follow it daily in our app, buildandtrack.com: headcount, site photographs, progress. Every client who wants access gets it, fixed price included, and the app lets you pick your language — we run the build in English or in Swedish. A fixed price (fast pris) keeps the job inside your budget, but it carries a reserve. Where it does not, somebody comes back to renegotiate once the job stops adding up.

  • How do I check a builder before work starts?

    Three checks, all before you sign. Kronofogden, the Swedish Enforcement Authority, records debts against a company; a clean aktiebolag (limited company) has none. Call clients the firm has worked for. Ask for the address of a job running right now, go and look at it; a live site is the one thing that cannot be staged.   • Do I need a written contract with the builder?

    Yes, and it takes two documents: a signed quotation (offert) and a signed building contract (entreprenadkontrakt). Whichever building company in Stockholm you hire, work should not start until both are signed. A one-off small repair is the exception. We contract on AB 04 or ABT 06 where the project calls for it, otherwise on our own agreement. In Sweden a written quotation is binding once you accept it, so read the offert before you sign it.

  • Which areas do you work in?

    Anywhere in Stockholm and roughly ten kilometres beyond it. Projects further out work too — the eight turnkey mountain houses in Åre are ours — but then the client covers travel and accommodation for the tradespeople, and that belongs in the quotation from the start. The office is in Djursholm, in Danderyd municipality, so the northern suburbs are closest.
